Off-plan launch film in Dubai
Masterplan films, show-apartment films and launch-event loops for developers bringing a new community to market in Dubai.

The community, finished before the first column
An off-plan launch film in Dubai has to do what the site cannot: show a buyer the finished community while the plot is still sand. Pre-registration opens, the broker network needs a reel, the overseas roadshow needs an investor cut and the show apartment opens in six weeks. baeQ produces the whole launch package from the architect's plans, renders and material boards through our cinematic AI pipeline, so the masterplan, the towers and the life between them exist on screen a year or more before handover.
Every off-plan launch film is directed like a commercial. A writer and a director set the story of the community, a day in the life of the people it is built for, then the spaces, the light and the atmosphere are built in the studio and finished by hand: edit, grade, sound, music and Arabic and English versions. The same production yields the hero film, the launch-event loop, the show-apartment film, teaser reels for pre-registration and the investor cut, each consistent with the others. Real Estate & Hospitality Content →One production, every launch deliverable
A launch in Dubai runs on a calendar: registration with the Dubai Land Department, the broker briefing, the gallery opening, the first overseas roadshow. Each stage of an off-plan sale needs film, and each film has to look like the same development. We plan the full package at the start: a hero masterplan film of two to three minutes, a 60-second cut for the launch event and paid media, a show-apartment film, a run of 9:16 teasers for Instagram and TikTok during pre-registration, and an investor cut that carries the payment plan and the phasing for audiences in London, Mumbai or Riyadh.
Because every piece comes from the same production, a change to the specification during sales, a new façade material, a revised amenity deck or a different kitchen scheme, is a revision to the master rather than a reshoot of five films. Versions in Arabic and English are standard, and additional languages are produced on request for the markets where the broker network sells. Usage rights are agreed before production begins, so the films can run on broadcast, digital and out-of-home for the full sales cycle.
Hero masterplan film
Two to three minutes: location, community, phasing and the life the development is built for.Event & gallery loop
A 60-second silent cut that runs on the stand and the gallery wall without a presenter.Pre-registration teasers
Vertical reels for paid social, released in sequence as registration opens.Investor cut
A longer edit for roadshows abroad, with the payment plan, phasing and handover dates.Filming a community that does not yet exist
We start from what the developer already has: the masterplan, the architectural drawings, the landscape plan, the renders and the material boards. The director turns these into a shot list the way they would for a location shoot, choosing the hour for each space, the route a resident would walk and the view a buyer will pay for. Our pipeline then builds the community at film grade, which is a different thing from a render flythrough: people, weather, movement and light treated as a cinematographer would treat them.
The story is what sells. A render shows a tower; an off-plan launch film in Dubai shows the family on the terrace at dusk, the school run along the boulevard and the run along the canal before the heat. We write that story with the sales team so every film points at the buyer profile the launch is priced for, and we keep the specification in the brochure where it belongs. The approach is the same one we use for ready property films and presenter-led tours.
From the plans

A conventional launch film has to choose between a render flythrough, which looks like a render, and a live shoot of a site that is still a hoarding. The studio route removes that choice. The finished development is built once and filmed as many times as the launch needs, and when the sales period changes the plan, the film changes with it. A developer running several off-plan launches in a year gets one visual language across all of them, carried by the same team, without a crew on each site. A Dubai Film and TV Commission permit is not required for a film built entirely in the studio.
Timelines follow the sales calendar rather than the construction programme. Most launch films are delivered within 2–6 weeks of an approved concept, with the teaser reels released first and the investor cut last. If you are planning an off-plan launch film in Dubai, send us the plans and the launch date; a producer replies within two working days with a treatment, a timeline and a quote. We also produce AI property films for ready stock and hotel and branded-residence films for operators.
